Estimates for building a garage


Does anyone have any idea how much it would cost to build a detached two car garage with enough room for a bedroom and bathroom upstairs? I live in North Carolina. I am just looking for an estimate since I have no idea. Am I looking at 10,000 or 50,000? Basically, you want a house with room for car(s). Forget the $50k number. Once you add plumbing/heat and electric to a garage it is no longer a garage, and the price goes up, quickly. I want a downstairs two car grage with a room upstairs with a bathroom Tucker The problem is going to be that bedroom I'm guessing. If it were just a workshop, you might be in the 30K range. Old neighbor moved from VA to some land in NC on the Sound and had a 2 1/2 car with something like an 800 sf upstairs work shop built. Had it preplumbed for toilet/sink (no shower), prewired for a mini-split(?) HP unit for the workshop only. Was right around 35K and it took almost 9 months to complete. He was his own GC, but finding people to do the work reliably was an issue. Even concrete delivery was a problem. No building codes guy, but I think, if you put in an actual bedroom you have many more issues to deal with. Again, this was 2 years ago...things have only gone up. Gunguy is right. Any living space over a garage will be looked at closely. When you see someone advertising a garage shell on a 4 inch slab for $10,000 it isn't anything you would want to start with to create a living space. I just estimated a 30x30, garage only, for a friend. We do all of the work, he just buys materials. We hit $28,000. That included some extras, but that's about $30 per sq ft. and we would do all of the work. Most big box stores will crank out a material list for you and even help with the design. It will give you a start. Bud Hi, First of all start with the garage plans,then evalute the cost to build the garage.
